AND FOR STYLE AND SITING OF STRUCTURE AND RELATIONSHIP TO SURROUNDING NEIGHBORHOOD.

AND SO THAT INCLUDES CONCEPT PLAN REVIEW AS WELL AS SITE PLAN REVIEW.
SO THAT INCLUDED THINGS LIKE BUILDING MATERIAL, BUILDING COLOR AND MAKING SURE THAT THE RESULTING BUILDING ADDITION IS COMPLEMENTARY TO WHAT'S ALREADY EXISTING ON SITE. SO THAT'S BEING MET WITH THIS REQUIREMENT.
LANDSCAPING STANDARDS DO APPLY TO THIS APPLICATION AS A CUP.
I WILL NOTE THAT THIS APPLICATION HAS AN ALTERNATIVE LANDSCAPING SCHEME THAT IS ALLOWED BY CODE.
SO WHAT IS TYPICALLY ASKED FOR WITHIN THE LANDSCAPING SECTION OF THE CODE IS NOT NECESSARILY APPLIED TO THIS PROJECT, BUT CODE DOES ALLOW FOR THAT PROVISION OF AN ALTERNATIVE LANDSCAPING CODE OR A LANDSCAPING SCHEME WITH THE APPROVAL OF THE DIRECTOR, WHICH SHE GRANTED.
SO FOR IMPACT ON PUBLIC UTILITIES, IT'S ALREADY CONNECTED TO THE SITE, IS ALREADY CONNECTED TO EXISTING CITY SEWER AND WATER SERVICES, SO NO NEW OFFSITE IMPROVEMENTS ARE REQUIRED AND ANY NEW SIGNAGE AND OUTDOOR LIGHTING WHEN IT COMES TO BUILDING PERMIT WILL BE REQUIRED TO MEET THE REGULATIONS FOR BOTH AS WELL AS THE APPLICABLE PERMITS FOR BOTH.
THE LAST TWO EXTRA FINDINGS WITH HERITAGE PRESERVATION AND TRANSIT DON'T APPLY TO THIS APPLICATION.
SO, FOR THE PUBLIC PARTICIPATION PLAN, THIS IS A STATE REQUIREMENT.
THE APPLICANT ALSO HAD A NEIGHBORHOOD MEETING ON SITE ON APRIL 25TH, WHICH WAS A THURSDAY, AND THERE WERE NINE NEIGHBORHOOD ATTENDEES WITH NO SUBSTANTIAL CONCERNS THAT CAME OUT OF THAT NEIGHBORHOOD MEETING.

IN THIS CASE, STUCCO IS CONSIDERED A SECONDARY MATERIAL, SO ANYTHING 25% OR LESS CAN BE CONSIDERED A SECONDARY MATERIAL FOR THIS PROJECT.
