A. Rio Homes Preliminary Plat PZ-19-00019-03 Consideration and Approval of Preliminary Plat A request by AZ North Realty for Preliminary Plat (replat) approval for Rio Homes Unit 4, a 5.1-acre site located at 1221 East Emma Drive. STAFF RECOMMENDED ACTION: In accordance with the findings, staff recommends the Planning and Zoning Commission forward the preliminary plat to the City Council with a recommendation for approval.

B. The Jack Comprehensive Sign Plan (CC-19-00195) STAFF RECOMMENDED ACTION: The Planning and Zoning Commission has the discretion to approve signage that exceeds the Sign Regulations with the review and approval of a Comprehensive Sign Program.

6. Discussion: Case No. PZ-19-00124 Updates to Zoning Code 2019 - High Occupancy Housing Land Use Zoning Code Amendment. A work session with the Planning and Zoning Commission to discuss the City’s concepts to amend the zoning code pertaining to the goals, policies, and implementation strategies of the High Occupancy Housing Specific Plan. Specifically, this work session is regarding the proposed High Occupancy Housing land use definitions and zones that the High Occupancy Housing land uses will allow. STAFF RECOMMENDED ACTION: No action of the Planning and Zoning Commission is required.
